The Predictable Window.

We arrive within a thirty-minute window — never “sometime in the morning.” You will know precisely when we are coming, and you can plan around it.

The Named Team.

You will know who is coming before they ring the bell — by name, with a photograph. The team you meet on the first visit is the team that returns.

The Considered Quote.

Every quote is written, in three considered tiers — Essential, Considered, Complete. No surprises. No verbal estimates that drift.

The Photographic Handover.

After every visit, we send photographs of what was done. You see the work whether or not you were there.

The Twenty-Four Hour Follow-Up.

Within one working day of every visit, we check in. Anything not right, we come back. No charge.

The Small Noticing.

We notice and sort the small things in the course of a visit — a loose paver, a failing latch. We do not bill for them.

The Quiet Vehicle.

Our vans are kept as carefully as your property. Tidy, signed, polite on the street. No music spilling from open doors.

The No-Trace Visit.

When we leave, the only sign we were there is the work itself. Clippings removed, paths swept, gates closed, gates latched.

The Annual Plan.

Considered properties are not transactional. We offer an annual plan so the property is simply kept — you never have to schedule us again.

The Hire Standard.

We hire for fit before skill. Skill is teachable. The discipline to treat a property as your own home is not.

The Calling Card.

A small handwritten card is left on the table after every visit — what was done, what we noticed, signed by the team.

The No-Callback Promise.

If we have to come back to put right what we did the first time, that visit is on us. Done right. First time.
